I grew up in Seattle. We had low Temps occasionally.
Right after I got Married, moved into a New to us, house, the temps in West Seattle went down to single digits.

Check the water fronts for some of those old dowdry sheds.
You'll have to keep all your tools etc in the trunk of your car.
Also some small farms belong to "upper crust" biz people. A Blue-Tarp building might not upset one of them if you make the right approach.

Remember you don't need a really large boat to catch big fish!

I don't mean to Monkey Up somebody's good plans.
But...
Maybe you'd get more of the boat done if you used a Butt Joint with a Back board at the Butt.
Also, how are you doing your Glassing? I'd guess that's the real problem.
